Can you hold a place before I apply?
Properties are typically rented on a first-come, first-served basis and are held only after a completed application and required fees are received; we recommend applying as soon as possible to improve your chances of securing the rental. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property; most households pay the first month’s rent and a security deposit before move-in, and some properties may also require last month’s rent—check the listing or lease for exact requirements. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease agreement, typically 18 years or older. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition, subject to deductions for unpaid rent, damage beyond normal wear and tear, or required cleaning; refunds are processed following move-out inspection and in accordance with applicable laws. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history criteria; cosigners must meet financial qualifications and sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
Apply online or in person with a completed application, application fee, proof of income, government ID, and any required references; we conduct standard tenant screening and will communicate next steps promptly. -
How do I pay rent?
Rent is typically paid through an online tenant portal (ACH/automatic payments), by check, or money order depending on the property’s accepted methods; review your lease for payment terms and late-fee policies. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet; some properties allow pets with an additional pet deposit or monthly pet rent and may have size or breed restrictions—approval is required beforehand. -
I want to move out, but my roommate wants to stay. What do I do?
Leases usually hold all signing tenants responsible for the full term; the remaining roommate will need to qualify individually or you must find an approved replacement and coordinate a lease amendment with management. -
My lease expiration is coming and I want to move out. What do I do?
Provide written notice by the deadline specified in your lease, schedule a move-out inspection, return keys per instructions, and ensure rent and utilities are settled to facilitate timely deposit resolution. -
Who is responsible for paying for repairs & maintenance requests?
ABL Realty Services coordinates routine and preventative maintenance and provides 24/7 service for emergencies; tenants are responsible for damage caused by negligence or misuse—please submit maintenance requests promptly through the tenant portal or our office.
